How much are my ground rents worth?
The valuation of a freehold is determined by a number of different variables. These include the ground rent payable, the value of the property and the number of years remaining on the leases.
Ground rent is the sum of money which is payable from leaseholder to freeholder, the amount is determined by the lease. Ground rent can be fixed or escalating. If fixed it will remain unchanged throughout the term of the lease. Escalating ground rent will increase during the term of the lease.
The number of years remaining on the leases has an affect on the value of the freehold. If the lease term is below 80 years the cost of extending the lease increases as an additional ‘marriage value’ forms part of the calculation.
